Variable Rate Capped

High-Ratio vs Conventional Mortgages
SCU offers mortgage options to fit where you are on your homebuying journey. A High-Ratio Mortgage is available with as little as a 5% down payment and requires mortgage default insurance. It’s a great fit for buyers looking to get into a home with a smaller upfront investment, while also benefiting from a reduced rate.
A Conventional Mortgage is available for buyers who are contributing 20% or more down payment towards their home purchase. This option does not require mortgage default insurance and is available at standard rates.
